2021 so far has been an exciting time for the Wendy Schwartz Team, we added a new licensed team member, transitioned to a new permanent office space, and closed on a volume of over $22M in transactions. We have had the opportunity to be advisors to a fantastic group of buyers and sellers, and enjoyed having a hand in many unique and special properties.
In the spirit of reminiscing on these successful transactions, I have compiled a list of three of my recent listings I’ve sold in the last ten months and the elements that made them stand out. 1030 Leopard Rd. Rydal, PA 19046
This unique home went active on the market back in mid-July, and was under contract in just four short days. My listing at 1030 Leopard Rd. was truly a mid-century modern dream home for a lucky buyer, which is currently one of the most coveted home designs in the local Rydal Market. When listing this property, we had the opportunity to utilize the Compass Concierge Program, which is an internal service that allows my clients to get fronted the cost of home improvement services simply based on the equity in their home. Specifically for Leopard Rd, we used services like painting to freshen up the space for prospective buyers, staging, landscaping, tree removal, and even services which helped my sellers to pack their belongings before the home was listed. Being able to use Concierge to update the landscaping and remove some older trees was a game changer for this home, which sat on a 2.36 acre lot. The updated landscaping highlighted the expansive yard and helped to show off the outdoor foliage and views from tons of windows in the treehouse interior of the home.
429 W Mt Pleasant Ave. Philadelphia, PA 19119
Next on my list of notable sales for the past ten months was 429 W Mt Pleasant Ave, which went active in June, and made a real splash on West Mt. Airy real estate market. The 1920’s home on a large double lot was full of charm and original character, but had some fun modern surprises in store for one lucky buyer. The hardwood floors and large windows guided you through the home, but the true showstopper for me was the modern updated kitchen. The sleek modern cabinetry and fixtures, blended with the intricate 1920’s ceiling and deep set windows made the space very memorable. One of my absolute favorite elements of this home was the endless pool, which featured a swim machine and an underwater treadmill. Another favorite aspect of this home for me was the mature garden in the backyard, which had been organically tended and treated for more than a decade. This property went under contract in under a week, and was settled by the
end of July.
1731 Oak Hill Dr. Huntingdon Valley, PA 19006
Last but certainly not least on my list of favorites is 1731 Oak Hill Dr, which was my most recent listing to go under contract. This incredible listing was owned by Joseph Wharton Lippincott Jr, who was an activist, writer, and well-known publisher in the Philadelphia area. This historic property, built in 1920, was used as a hunting lodge for his family. Joseph was the grandson of Joshua Ballinger Lippincott, the founder of the first publishing company in America, and Joseph Wharton, the founder of the Wharton School of Business at the University of Pennsylvania. Being able to list this home as part of my professional career was an honor, the gorgeous tilework throughout the home, original stained glass windows, and intricate architectural elements set this home apart. One interesting fact about this property is that the one-of-a-kind home was built with the animals hunted by the family embedded within the walls, which added a quirky charm to the home.
